What Experience Do You Have?
You want to choose an experienced builder who has a good reputation in the community. You can probably find a home builders list of builders in your area. With a little bit of research, you can probably find out how long they’ve been in business and how many projects they’ve worked on.
If you can’t find this information online, you can ask them in person. You’ll also want to look for past client reviews for these builders if possible. Once you’ve gone through the reviews and narrowed down the list, you can set up an interview.
When you talk to potential builders, ask for recommendations and locations of previous projects. Drive by the homes they’ve already built, and ask yourself if you like what you see.
If it’s appropriate, speak to the homeowners. If the builders has worked on any public buildings, do a walk-through, and look at the quality. Keep an eye out for any signs of a leaky roof or other structural problems.
Are You Licensed and Insured?
If a builder has been in business for any length of time, it’s likely they will answer yes to this question. If they answer no, take them off of your home builders list immediately. Licensing requirements and rules vary by state, and are in place to protect consumers.
Many states require contractors to prove that they’re qualified to do the work and even require contractors to pass certain tests. Other requirements for licensing include financial bonding, fingerprinting, and criminal background checks.
Is Your Work Warrantied?
Just because a home is brand new, doesn’t mean it won’t have problems. Ask what type of warranties the home builder can offer and how long those warranties will be good for. You can independently buy your own home warranty, but a builder that will warranty their own work is a vote of confidence.
You’ll want to have a whole-house warranty, which is generally short term, and a long term structural warranty. A house is a big investment, and you need some sort of guarantee that the builder will stand by their work.

How Long Will Building My Home Take?
While building a home is inevitably prone to delays, you need to have a reasonable building time frame. While it’s subject to change, you do need to have an idea of what to expect. Also, ask if the proposed time frame also includes the time it will take to get permits. Building permits can often take about 30 to 60 days. However, the actual building, depending on the site, usually takes anywhere from three to six months to complete.
Building a new home is an exciting project, but you want to make sure that it’s done right, so be patient and do your research before you choose a builder. If you can, hold several interviews until you find the best builder for you and your family.
